A German real estate investor has committed £1bn to build up to 4,000 affordable homes across the UK, according to the government. The announcement came as the Prime Minister met Chancellor Merz in Berlin for the first UK-Germany Regional Growth Forum.

PATRIZIA, one of Europe's largest property investors, will add the money to its UK Essential Living Platform and work directly with metro mayors and local partners. The firm has already invested around £4bn in the UK.

Speaking after the meeting, the Prime Minister said growth must reach every part of the country. He added that the partnership between British and German businesses, regions and cities would create jobs and opportunities in both countries.

The leaders also agreed to set up a Regional Dialogue involving local areas, with the aim of holding it in 2027.

What it means in practice

This investment could mean more affordable rental homes in parts of the UK where housing is scarce, but the impact will depend on how quickly projects are approved and built. For now, there is no change to existing housing rules or waiting lists.

  • Local focus — metro mayors and councils will help decide where the homes go, so keep an eye on local housing plans.
  • Renting — if you are looking for an affordable home, new developments may appear in your area over the coming years.
  • No immediate action — the deal does not affect your current rent, benefits or housing application.
